A kitchen or bath remodel is more than the finishes you see in a photograph. It starts with demolition, and what comes out often decides what has to go back in. The plumbing and the electrical have to move when the layout moves. A wall that comes out may be a structural wall, and that changes the job. There are inspections along the way, and the rough work has to pass before the finishes go on.
The parts nobody photographs are the parts that decide whether the job goes well. The framing behind the tile, the waterproofing under the shower pan, the way the new circuit ties into the panel, the inspection that catches a problem before the drywall closes it up. That is the work, and it is the work we do.
On a home improvement contract in California, the down payment cannot exceed one thousand dollars or ten percent of the contract price, whichever is less. After the down payment, no payment can be more than the value of the work already completed.
A great many homeowners do not know this. Anyone asking for thirty percent up front is asking for something the law does not allow. It is one of the clearest warning signs there is.
